As opposed to Tampa, at least they have a process. Tampa has been busy destroying their built history for the last 50 years, it is the worst place in the US to be a pedestrian, retail has left for exurbia, residential construction is dead, and the calendar of events centers around a wannabe pirate charade that tries to be Mardi Gras.

Or at least some CoS storefronts that aren’t out of business?

too bad they had to destroy the village before they saved it. downtown clearwater had quite a few small merchants before the makeover, but they all died in the dust during construction. its a ghost town now.
